OPERATING POLICIES AND PROCEDURES
Piazza & Associates, Inc. is an independent Administrative Agent foraffordable housing services, working on behalf of properties and municipalities throughout the State of New Jersey, that provide affordable housing opportunities pursuant to N.J.A.C. 5:80-26.14.
Our operating Policies and Procedures were developed in accordance with the Uniform Housing Affordability Controls N.J.A.C. 5:80-26.1 et seq. (hereafter referred to as the “Regulations”). The purpose is to set forth the basic operating procedures utilized in the administration of the affordable housing programs.
The operating Policies and Procedures are applied to all of the current affordable housing offerings governed by the Regulations, with the exception of those specific developments or programs that are operated under the authority of the United States Department of Housing and Urban Development (HUD), the United States Department of Agriculture (USDA) and the Low Income Housing Tax Credit program, as set forth in Section 42 of the Internal Revenue Code (IRS).

They are also detailed in our Operating Manual, available to the public for review in our office at 216 Rockingham Row, Princeton Forrestal Village, Plainsboro, New Jersey, Monday through Friday, from 9:30 a.m. to 5:00 p.m., except for holidays.
The Policies and Procedures on this web site, as well as those described in the Operating Manual are not meant to replicate material that is readily available as part of the Regulations, Housing Element and Fair Share Plan of the Municipality, the New Jersey Council on Affordable Housing (“COAH”) Substantive Rules (N.J.A.C 5:93 or N.J.A.C 5:94) or Procedural Rules (N.J.A.C 5:91 or N.J.A.C 5:95), but rather to provide details with respect to the specific ways in which Piazza and Associates, Inc. administers the low- and moderate- income housing in each Municipality.
